Building Manager for Tambuli

SPECIFIC DUTIES:

 

  • Conduct periodic inspections of the building and its amenities to ensure compliance to established building management programs and usage policies especially on the proper upkeep of the property
  • Provide excellent occupant services. Respond to occupant requests/problems in a timely and courteous manner, and generate work orders directed to vendors or maintenance staff. Follow-up with the concerned occupant to ensure satisfactory resolution of the issue. Ensure that there is 24-hour emergency coverage for the property at all times.
  • Ensure that property and unit owner files, including unit leases, are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate unit owner 201  files, records, correspondence and file notes.
  • Assist with administering unit occupancy including providing the new unit owners with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.
  • Become proficient with the Building’s property management software, if any. Coordinate entry of all property information into the software program and establish reporting protocols for maintenance requests, preventative maintenance, vendor and tenant Certificates of Insurance and key lease date tracking. Monitor all key dates and reporting within the system.
  • Lead in establishment of the Property Management Plan, Preventative Maintenance Policies and Procedures and Property Operations Manual.

 

 

 

JOB DESCRIPTION:

 

1. Appraises, trains and supervises engineers, supervisors, technicians and other personnel in maintenance, accounting, as well as controls and supervises other personnel from contract maintenance and services.

2. Leads the development and implementation of the building operational plan and annual budget.

3. Provides regular reports to the management company and the building regarding status of the building, utilities and services.

4. Conducts regular meetings with assistants, supervisors and engineers to assure effective and smooth staff communications and designation of works.

5. Recommends for approval for the ordering of supplies, materials, equipment and services ensuring adherence to the approved budget.

6. Assures that all staff members comply with company and building policies and procedures.

7. Implements KMC SAVILLS standards and improvements throughout the building.

8. Makes recommendations to the Developer regarding operational and key staffing changes.

9. Discipline staff where necessary within KMC SAVILLS Code of Conduct and the Labor Code.

10. Evaluates the lease document between unit owner / tenant, as it affects building operations.

11. Administers the proper conduct running of the Operations.

12. Performs related duties, as assigned by Management.
