KMC Solutions, a company that provides office space for start-up companies mainly from the business process outsourcing (BPO) companies, is expanding its portfolio of leasable office space in Metro Manila as demand for shorter term fittedout office space rental increase.

The company recently opened its 2,000-square-meter office facility in SM Aura Office Tower in Bonifacio Global City.
Yves Luethi, the company vice president, said the space is so far the biggest available in the market as the average size of fittedout office space rental is about 1,000 sq m.
"We cater to SMEs, startups, which can be call centers, but also backoffice companies. We also have multinational companies that also use our facilities for their temporary expansion," Luethi said.
KMC stands for the name of the founding business partners of the local company: Gregory Kittelson, Michael McCullough and Amanda Rufino Carpo. The company rents out an entire floor and fit it out with the necessary office materials and information technology solutions needed by its target firms.
KMC has doubled its space portfolio just this year to 8,000 sq m in total, with sites mainly in central business districts. It currently has sites in Makati City at Rufino Tower and in Bonifacio Global City Picadilly Star Building and Sunlife Center.
Its expansion sites are SM Aura, the Union Bank tower in Ortigas and V Corporate Center in Makati City. Executives said they are in talks for another site in Eastwood City in Libis, Quezon City. Unlike the regular, forrent office space, KMC offers solutions for the BPO firms such as a fast internet connection, telephone lines and office cubicles, among others. Its facilities can accommodate as low as three employees to as high as more than 100 people, executives claim. The firm charges the renter a fixed fee of about P20,000 per month for every employee that will use its facilities, which may include the use of computer, Internet facilties, front office and informationtechnology support. Luethi said the company service provides companies a flexible package in terms of lease terms compared to traditional office space that demands a minimum of three years. Companies renting out at KMC can have a rent for a minimum of three months to as high as three years.
"We help a company grow in our facility. The advantage for them when they partner with us is less risk because they don't need a threeyear contract. They can decide if they want to stay for a few months," he added. "All the company needs to do is to move in and start their business," he said. KMC said it enjoys a 90percent occupancy for its mature sites with the expansion sites now at 75percent precommitted. "In Ortigas, Corporate SM Aura, it's currently at 75 percent, we are now turning over the units and we are confident to hit 95 percent occupancy within the year," according to Luethi.
